IT Parks & SEZ
Grade-A IT parks and notified SEZs, developed and managed end to end — occupiers inherit the entitlements, approvals, and compliance, ready to build in.
01 / 05Sustainable by design.Intelligent by nature.Secure by default.
Trusted by teams that build
IG3 Infra Ltd
We are at the intersection of ambition and responsibility — building sustainable infrastructure where enterprise and everyday life converge, engineered with the same exacting standard across the complete range from homes to hyperscale.
An integrated development process that unites land, design, engineering, and operations — engineered for precision, control, and measurable outcomes at every scale.
One group behind every stage — teams, capital, and delivery aligned so that every project is reliable, traceable, and built to be repeated.
Capabilities
Grade-A IT parks and notified SEZs, developed and managed end to end — occupiers inherit the entitlements, approvals, and compliance, ready to build in.
01 / 05Hyperscaler-ready campuses, developed and operated for AI-era compute — power, cooling, and connectivity run to the uptime it demands.
02 / 05Grade-A warehousing and industrial facilities, designed to the operation — clear heights, floor loads, and build-to-suit layouts, delivered ready to run.
03 / 05Master-planned plotted layouts and residential communities — approvals, roads, utilities and green cover in place, so owners build on certainty.
04 / 05Built and run as one — integrated, AI-native systems that monitor, tune, and optimise power, water, and air in real time, driving performance up and consumption down across every campus we operate.
05 / 05The Group
Incorporated in 2004 as ETL Infrastructure Services Limited — today IG3 Infra — develops and manages business infrastructure across office, industrial, and data asset classes, with projects developed across Chennai, Perundurai, Kochi, and Bengaluru.
We structure, notify, and administer SEZ projects end to end — a working understanding of government regulation and industry-specific requirements, built across multiple notified zones.
Quality management runs on certified ISO systems, with international standards of technology, security, and construction applied consistently across projects.
Campuses operate on integrated building management systems with layered physical security. Continuity is engineered in — redundant power, fire protection, and disaster-recovery capability are part of the base design.
Our Values
We operate what we build — so efficiency is self-interest. Lower energy loads, harvested rainwater, and living green cover are decisions made at the drawing stage and paid back over decades of operation.
Buildings that measure themselves. Integrated management systems meter power, air, and water continuously — so performance is a reading, not an estimate.
Layered physical security, redundant power, and disaster-recovery capability are part of the base design, not additions — continuity engineered in before the first occupant moves in.

Our mission is to develop and operate business infrastructure that businesses trust with their next twenty years — office campuses, industrial parks, and data centres engineered with the same exacting standard from homes to hyperscale.
Rather than a rulebook, we work from a simple framework — build sustainably, run intelligently, and look after the people inside what we build. How that plays out day to day is best told by the people living it: @ig3life is our window into everyday life across the campuses.
A campus is a million small decisions done right. Take the detail personally — from a chiller log to a client call. Craft compounds.
We hold what we build. Choose the durable answer over the fast one; the asset — and your reputation — will still be standing in 2046.
We run critical infrastructure and live construction sites. Nobody's deadline outranks anybody's safety. Report honestly, fix immediately.
Fifty thousand people work inside what we operate. Their uninterrupted day is our finished product — act on feedback like it's a work order.
Every breakdown gets a root cause; every handover gets documentation. Problems end here — they don't get passed to the next shift.
Sustainability is in our name. Energy saved, water recycled, and green cover added are performance metrics — not press releases.
1
Your work here stands on the skyline. Campuses, parks, and data centres that outlast job titles — and the quiet pride of driving past something you helped run or build.
2
Teams here are small enough that good ideas travel fast. You work close to the people who decide, and what you notice on the ground genuinely shapes how things get run.
3
Our supervisors were once our technicians; our department heads grew up on these campuses. Stay curious, and there’s a clear road from the shift floor to the org chart.
Good work needs a steady foundation under it. Here’s the shape of how we support the people who build with us — the everyday and the long-term alike.
The IG3 Medical Assistance Scheme stands behind you and yours when health needs attention — so a difficult week doesn’t become a difficult year.
Provident fund, ESI, gratuity, bonus and maternity benefits — the statutory foundations, administered properly and on time, every time.
Subsidised food across our campuses, and accommodation support where roles call for it — the daily logistics, lightened. (Conditions apply.)
An annual team tour and engagement initiatives through the year — because the people you build with are worth knowing beyond the shift.
A structured annual appraisal keeps your growth a scheduled conversation, not a hallway hope — clear feedback, clear road.
A leave policy that respects the life around the career — rest, family, festivals, and the occasional day that’s simply yours.
Benefit specifics vary by role, grade and location — full details are shared during the offer process.

IG3 Infra Limited, operating the IG3 Infra Group (“IG3”, “we”, “us” or “our”), respects your privacy and is committed to protecting personal data entrusted to us. This Privacy Policy explains how we collect, use, process, share, transfer, retain and safeguard personal data, and the rights available to you.
We maintain a single, regionally-adaptive privacy framework designed to meet the most stringent applicable standards, including: India — the Digital Personal Data Protection Act, 2023 (“DPDPA”) and the Digital Personal Data Protection Rules, 2025, read with the Information Technology Act, 2000; the EU/EEA and United Kingdom — the GDPR and UK GDPR with the Data Protection Act 2018; and California, USA — the CCPA as amended by the CPRA. Depending on your location, some sections will apply to you more than others.
This Policy applies to personal data we process in connection with: our websites and online interfaces; enquiries, sales, onboarding and the performance of contracts; visits to, and access to, our offices and facilities; recruitment and your relationship with us as an employee, contractor or applicant; and your relationship with us as an authorised representative of a customer, partner or supplier. Where we process personal data on behalf of a customer under their documented instructions, we act as a processor for that customer; this Policy describes our own processing as a controller. It does not apply to third-party websites or services we do not control.
Personal data is any information relating to an identified or identifiable individual. Sensitive / special-category data (for example financial information, government identifiers, biometric or health data) is processed only where permitted by law and, where required, with your explicit consent. Processing means any operation performed on personal data. The controller / data fiduciary for the processing described here is IG3 Infra Limited.
Information you provide — when you enquire about or request information or services (name, business email, telephone, organisation, role, enquiry content); enter into or perform a contract (KYC, onboarding and compliance documentation, authorised-signatory and financial details); engage our teams by email, web forms or telephone (calls may be recorded for training, quality and security); register for events; or apply for a role with us.
Information collected automatically — device and connection information (IP address, device and browser type, operating system, language); log and usage data (date, time, pages requested, referring URLs, interaction events); and information collected through cookies as described in Section 12.
Information from third parties — from customers and partners (for example, when you are nominated as an authorised user or facility contact), from service providers, recruitment agencies and referees, and from publicly available or commercial sources used for due diligence, security and verification.
Our campuses are high-security facilities. In connection with site access we may process visitor and personnel records (name, organisation, identity-document details, purpose of visit, host, entry/exit times); CCTV and video-surveillance footage of monitored areas; and biometric identifiers used for secure authentication and access control, which may include fingerprint, facial-recognition and/or iris-based data.
Why and on what basis. We process this information to verify identity, authorise and log access, ensure the safety and security of our facilities, and meet legal, regulatory and contractual requirements. Where the data constitutes biometric or special-category personal data, we rely on your explicit consent and/or another lawful basis available under applicable law, and we provide notice at the point of collection.
Safeguards and retention. Biometric data is collected and used only for authentication and access control, is protected by appropriate technical and organisational measures, is not used for any incompatible purpose, and is retained only for as long as necessary for the access relationship and applicable legal requirements, after which it is securely deleted or rendered irreversibly inaccessible. Alternative access arrangements may be available; please ask your host before your visit.
We process personal data only where we have a lawful basis: responding to enquiries and providing the Sites (contract, consent, legitimate interests); onboarding, KYC and service delivery (contract, legal obligation, legitimate interests in security and fraud prevention); facility access and biometric authentication (explicit consent and/or security grounds, legal obligation, legitimate interests); billing and tax (contract, legal obligation); marketing and events (consent where required, otherwise legitimate interests, subject to your right to opt out); security, monitoring and incident response (legal obligation, legitimate interests); recruitment and employment (steps prior to and performance of employment, legal obligation, consent); and compliance with law, regulators and lawful requests. Under the DPDPA, processing is based on your consent or on a legitimate use permitted by the Act; under the CCPA/CPRA, processing corresponds to disclosed business purposes.
Where we rely on your consent, it is sought through a clear affirmative action, is specific and informed, and is recorded. Under the DPDPA, your consent request is accompanied by an itemised notice describing the personal data processed, the purpose, how to exercise your rights, and how to complain to the Data Protection Board of India. You may withdraw consent at any time, as easily as it was given, through the Request Form in the Contact section of this website. Withdrawal does not affect prior lawful processing, and may limit our ability to provide certain services or facility access.
We do not sell your personal data, and we do not “share” it for cross-context behavioural advertising as defined under the CCPA/CPRA. We disclose personal data only to: service providers and sub-processors under contract (cloud and hosting, payments and billing, identity and security, analytics and monitoring, support and CRM, professional advisers); regulators, law enforcement and legal process where required by law or to protect rights and safety; counterparties in corporate transactions under confidentiality safeguards; and, for personnel and applicants, employment-related recipients such as background-check providers, auditors and referees, as permitted by law.
We operate from India and use providers that may be located elsewhere. Where we transfer personal data internationally we implement safeguards required by applicable law, including EU/UK Standard Contractual Clauses (with supplementary measures where necessary) or transfers to adequate jurisdictions, and compliance with any restrictions notified by the Government of India under the DPDPA. Detail on a particular transfer is available on request.
We retain personal data only as long as necessary for the purposes for which it was collected, including to provide services and facility access, meet legal, regulatory, tax, accounting and security requirements, and establish, exercise or defend legal claims. When no longer required, personal data is securely deleted or rendered irreversibly anonymous. A detailed retention schedule is maintained internally and available on request.
We implement appropriate technical and organisational measures, which may include access controls and least-privilege principles, encryption in transit and at rest, network and perimeter security, monitoring and logging, secure backups, vendor due-diligence, staff training and incident-response procedures, aligned with recognised standards. No method of transmission or storage is completely secure; while we strive to protect your personal data, we cannot guarantee absolute security.
Subject to applicable law and identity verification: EU/UK — access, rectification, erasure, restriction, portability, objection, protection from solely automated decisions, withdrawal of consent, and complaint to a supervisory authority. California — know/access, delete, correct, opt out of sale/sharing, limit use of sensitive personal information, non-discrimination, and use of an authorised agent. India — access to information about processing, correction and updating, erasure, withdrawal of consent, grievance redressal, nomination, and complaint to the Data Protection Board of India. As a baseline we extend access, correction, erasure, withdrawal of consent, and complaint handling to all users where practicable.
How to exercise your rights. Submit a request through the Request Form in the Contact section of this website. We may need to verify your identity, and will respond within the timeframe required by applicable law. We do not sell personal information or share it for cross-context behavioural advertising; California consumers may also request limits on sensitive personal information through the same channel.
We use cookies and similar technologies to operate the Sites, remember preferences, measure performance and understand usage. Strictly necessary cookies are required for the Sites to function; where required by law we request consent for non-essential cookies, and you can manage preferences through your browser. We maintain procedures to detect, investigate and respond to breaches. Where a breach is likely to result in risk to affected individuals, we will notify the relevant authorities and, where required, affected individuals, in accordance with applicable law.

A warehouse decision looks like a real-estate decision. It isn’t. For a multinational scaling manufacturing, logistics, or distribution in India, it’s an operations decision with a twenty-year tail — and the partner matters as much as the land.
IG3 has developed business infrastructure since 2004 — business parks, industrial facilities, campuses that had to work from day one. That history shows up where it counts: requirements understood early, approvals that don’t stall the schedule, stakeholders managed before they become risks.
Clear heights sized to your racking. Column grids planned around your automation. Floors rated for your loads. Build-to-suit at IG3 means the facility is designed from your throughput backwards — so it serves the operation you run now and the one you’re planning.
Land, entitlement, design, construction, delivery — one accountable partner across the chain. Fewer hand-offs, fewer coordination failures, a faster path to go-live.
A warehouse is a serious capital commitment. Value engineering runs through every IG3 project — cost optimised at the drawing stage, never at the expense of function, quality, or how the building performs in year fifteen. Efficiency is engineered in, not added after.
It’s the same standard we hold everywhere, from homes to hyperscale: infrastructure that’s built to be run. If your India expansion needs Grade-A warehousing that behaves like it, start the conversation.

Cloud, AI, and enterprise digitisation are pulling demand for data centre capacity across India faster than the market can build it. A data centre isn’t a commercial building with servers in it — it’s a promise of uptime, made in concrete, power, and cooling. Choosing who builds it is choosing who you’ll rely on for decades.
IG3 has built business-critical infrastructure since 2004 — campuses designed around uninterrupted operations, 100% power backup, and layered security. That is the discipline data centres demand, practised for twenty years before we poured our first data hall.
Site selection, utility headroom, connectivity, fire and safety systems, room to expand — these decisions are made before the first drawing, and they determine whether a facility performs for decades. We make them the way an operator would, because we are one.
IG3’s data centre programme is anchored in Bengaluru — India’s deepest technology market for connectivity, talent, and ecosystem. The campuses under construction are hyperscaler-ready and GW-scale by design: capacity that grows, systems that adapt, infrastructure that doesn’t need re-planning when the workload doubles.
Value engineering keeps the investment honest. Disciplined project management keeps the schedule honest. And because a data centre is the start of an operational journey — not the end of a construction project — we build for the decades after handover.
India’s digital build-out will reward the operators who treated infrastructure as a promise. That is the only way IG3 has ever built. Talk to us about capacity.

Your address does work for you or against you — for the people you’re hiring, the clients you’re hosting, the operations you can’t let stop. For a startup taking its first floor or a multinational consolidating thousands of seats, Chennai One makes the case simply: it has been doing this job since 2006.
Off OMR on the Pallavaram–Thoraipakkam corridor, linked to GST Road, public transport, the airport, and the neighbourhoods your people actually live in. Commutes stay short. Clients arrive easily.
Smart, connected workspace across Chennai One Alpha and Magnum Opus — designed for LEED Gold, run on 100% power backup, protected by CCTV, access control, and a 24×7 security team. TCS, DHL, Wells Fargo, and Prodapt work here; the campus has kept them running for years.
Start with a compact suite; grow to full floors — without changing your address. Flexible configurations mean scaling is a lease amendment, not a relocation project.
Food courts, crèche and daycare, an amphitheatre, banks, green spaces, an open-air library — the amenities that decide whether people like coming to work. Add a working community of thousands, and the ecosystem does quiet work for your hiring and your partnerships.
If you’re weighing IT office space in Chennai, weigh the record. See what’s available at Chennai One, or talk to the campus team.
